Resources and Opportunities : Accessory Dwelling Units

Coconino County's current zoning ordinance prohibits the rentals of both attached accessory living quarters and detached guest houses. In fact, before a building permit is issued for one the property owner is required to record a covenant that states, “The guest house or accessory living quarters is for the sole use of members of the family occupying the main dwelling or their nonpaying guests. The guest house or accessory living quarters shall not be rented or otherwise used for income purposes, and is subject to other terms and conditions specified in the Coconino County Zoning Ordinance.”

These requirements don’t conveniently fall just under one section of the Ordinance. Accessory Living Quarters and Guest Houses are defined in Section 8, and are listed in Section 9.1.F.3 a-h and Section 10.1.E.3 a-h.

The home occupation and cottage industry rules are much easier to locate. Section 14.2 is Home Occupations and Section 14.3 is cottage industries. Home occupations require a home occupation permit and cottage industries require a conditional use permit. Both of these applications are available on Coconino County's website.
